What to be careful about

WhatsApp rules are real. Business-initiated messages outside a 24-hour window must use pre-approved templates, and Meta enforces this. Sending unsolicited bulk marketing messages will get your number restricted or banned. Any vendor promising unlimited bulk WhatsApp marketing is describing a way to lose your business number. Build on the official Business API, use approved templates, and respect opt-outs.

Don't automate the relationship. Automate the response, the scheduling, the reminders and the logging. The conversation about whether this is the right home for their family is the job, and it's the reason the client is paying you. A buyer who realises a bot negotiated with them will not transact with you.

Deduplicate on phone number, not name. In Indian property, the same buyer enquires on six listings across three portals in one evening. Without deduplication your CRM fills with phantom volume, three agents call the same person, and your conversion rate looks catastrophic for no reason.

Say who's messaging. "This is an automated first response from [Firm] — [Agent] will call you shortly." Honest, and it sets the right expectation.

RERA and data. Buyer contact details are personal data under the DPDP Act 2023. Store them in a system you control, keep the consent trail, and honour opt-outs properly.
